  • The buyer withholds 3% of the sale price at completion (Modelo 211) as an advance CGT payment; you reconcile and reclaim any overpayment via Modelo 210 within four months.
  • EU/EEA residents pay 19% CGT on the net gain; non-EU residents pay 24%.
  • Keep every renovation invoice — documented improvements reduce the taxable gain.
  • Plusvalía is a municipal tax on land value and varies by town and years owned; the figure here is a rough estimate only.
  • Agency commission (≈5% + VAT) is paid by the seller and is negotiable.
