- EU/EEA residents pay 19% CGT on the net gain; non-EU residents pay 24%.
- Keep every renovation invoice — documented improvements reduce the taxable gain.
- Plusvalía is a municipal tax on land value and varies by town and years owned; the figure here is a rough estimate only.
- Agency commission (≈5% + VAT) is paid by the seller and is negotiable.
