Good to know

  • ITP (7%) is the largest single cost on a resale and is payable within 30 working days of signing.
  • Non-residents pay the same ITP rate as residents.
  • New builds carry VAT (10%) + AJD (1.2%) instead of ITP — roughly 4.2% more in tax than a comparable resale.
  • Agent commission is normally paid by the seller in Spain, not the buyer.
  • As a rule of thumb, budget 8–12% on top of the price; the lower end applies to higher-value resale homes.
